At White Water Equity, we focus on A and B class multifamily assets with 100 units or more, in key markets in the Sunbelt Region of the United States. White Water Equity will typically take a 100% ownership interest, but may also acquire assets through a partnership or joint ventures.

Property Type: Multifamily

Target Markets: Sunbelt Region – Arizona, Texas, Georgia, North Carolina, Florida

Sub-Markets: Phoenix, Tuscon, Dallas – Fort Worth, Austin, San Antonio, Atlanta, Savannah, Charlotte, Raleigh, Durham, Winston-Salem, Greenville, Fort Lauderdale, Orlando, Miami and Tampa Bay

Property Size: 150 units or greater

Transaction Size: $10-100 million

Equity Contribution: $1,000,000 – $100,000,000

Property Class: A to B+

Vintage: 1985 – 2010

Debt: New Debt, Assumption or All Cash

Ownership Type: Outright, Partnership, Joint Venture

The hold time for each investment will typically be 5-7 years but we may hold the asset shorter or longer depending on the deal. At the end of each year we will evaluate and see what would be the best course of action – a sale, refinance, or a recapitalization for the asset to give the most return for our investors.
